High rents are here to stay. 12 to 13k for 700 sqft with roof and a 25 minute commute to ICC is pretty reasonable and more people are figuring it out. Lamma is getting recognized as a viable living area for those working in central so it will have to compete with places like Sai ying pun, Kennedy town and wan chai which offer similar commute times. Not everyone wants to deal with mosquitoes and no grocery stores, but there are enough who think that no cars, cleaner air and lsss building radiant heat make up for it to drive up lamma rents. Good old days are over.

Good luck in finding a nice rooftop flat in a newish Village House for $12K within 10 minutes from the YSW ferry pier.
According to property agent windows you're looking at up to $21K for that nowadays. Our own rooftop flat we're cleaning out right now will about double in rent for the next tenant. We paid $10K 2 years ago.

Time to leave YSW for cheaper, more remote villages in mid- or South Lamma?
