My husband and I are planning to move to Lamma. Instead of buying a flat, we want to rent one so as to "test" if we can fit-in. Our wishlist is as follows:

- 700 sq. ft.
- with basic furniture and electrical appliances
- well maintained
- with rooftop and preferably seaview

Please advise me on the range of the rent. I understand that it depends on the location but I do not have much idea on this.

I've been looking for a flat exactly like the one you're looking for for quite a while now, already living here.
These are by far the most sought after and pretty hard to find flats, top of the market in rarity and price. People who have been so lucky to find one are usually staying for a very long time.

Price range I've seen was from about HK$7-8.5K for quite new buildings, sometimes much more for seaview. The cheapest one I've ever heard of being available recently was $5.8K in Sha Po Village, 10 minutes from the ferry.

If you can wait a few more weeks or months, rents are currently dropping pretty rapidly all over on Lamma, probably around $1-2K in the last 3 months alone for flats like these, I'd estimate...
